Mechanical Detail

SECURITY/ACCESS

  • On-site roving security officer 24 hours per day, 7 days a week
  • PC-based Circon LonWorks DDC system, which identifies, monitors and controls all access doors
  • After hours access is achieved using a card reader
  • DoorKing programmable telephone entry system

ELECTRICAL SYSTEM

  • Two 277/480 volts, 3-phase, 4-wire, 4,000 amperes service with K- rated transformers
  • Transformers and distribution panels exist in building electrical rooms on each floor
  • 7.0 watts/usf for office equipment loads and convenience power, exclusive of lighting

HEATING AND COOLING

  • Roof mounted central HVAC plant
  • Floor- by-floor fan systems and a fan powered VAV air distribution system
  • Restroom exhaust is ducted through the roof
  • After-hours HVAC capabilities are provided through an automated access/billing system

ENERGY MGMT SYSTEMS

  • PC-based Circon LonWorks DDC energy management system, which identifies and communicates with all building HVAC equipment
